What is Woodfield?Woodfield is a 55+ park model community in Arizona’s beautiful White Mountains. How is Woodfield different from other park model communities?Woodfield is different in SO MANY ways! Our park models are of the HIGHEST quality and our community is clean and beautiful thanks to our amazing community members who take pride in their homes. Our fantastic community members are also very active and love to plan monthly activities to create lasting friendships.

What are the benefits of a lease vs deeded property at Woodfield?Your lease at Woodfield includes utilities (water, internet, sewer, and trash). Your lease payment acts as a substitute for HOA fees, offering professional on-site management, maintenance of roads and shared spaces. Having a lease means you don't have to pay real property taxes, as your park model home is categorized as personal property. However, it's important to note that the Navajo County Assessor’s Office will levy taxes on this personal property, which typically amounts to around $400 annually. You have the choice to reside at Woodfield seasonally or year-round. Seasonal residency is from May 1 - Oct 31 with a lease payment of $4,600. Year-round residency allows you access 365 days a year with a lease payment of $6800.

Do I own my home at Woodfield?Yes! Upon completion of your purchase you receive a title of ownership from the state of Arizona.

Will the lease payment go up?While it can adjust based on inflation rates, we've only increased the rates once in the past 7 years.

What if I want to sell?We’d be sad to see you go, but we understand that life happens. Resales are permitted! We do have some guidelines we ask sellers to follow just so we can maintain the high standards we have for our community. In fact we help with the process to make it easy. What type of taxes do residents at Woodfield pay compared to typical second homeowners?Residents at Woodfield pay personal property taxes which are a fraction of what typical second homeowners pay in real-estate property taxes annually.

Is 400-750 square feet too small?Woodfield provide a variety of floor plans to meet your lifestyle needs. Our residents feel that their space is the PERFECT size for what they need and refreshingly low maintenance. Try Before you Buy program.

Are pets allowed?Absolutely! Woodfield permits a maximum of two pets. We just ask that you clean up after your pet and respect your neighbors when it comes to noise.

Can I personalize my home and yard?Absolutely! You're free to customize the interior of your home according to your preferences. When you purchase a new home, there are numerous upgrades and options to choose from. However, we do have landscaping guidelines to ensure the aesthetic appeal of our community is upheld.

Can I add on to my home or build a shed on the property?Definitely! We offer a wide variety of addition options, including expansions for living rooms, additional bedrooms and bathrooms, media rooms, sheds, and even wrap-around porches, among others.
