Your lease at Woodfield includes utilities (water, internet, sewer, and trash).
Your lease payment acts as a substitute for HOA fees, offering professional on-site management, maintenance of roads and shared spaces.
Having a lease means you don't have to pay real property taxes, as your park model home is categorized as personal property. However, it's important to note that the Navajo County Assessor’s Office will levy taxes on this personal property.
You have the choice to reside at Woodfield seasonally or year-round. Seasonal residency is from May 1 - Oct 31 with a lease payment of $4,800. Year-round residency allows you access 365 days a year with a lease payment of $6,800.
Yes! Upon completion of your purchase you receive a title of ownership from the State of Arizona.

Yes, the lease amount is subject to increase. While the lease amount has increased only slightly over the last 10 years, like most communities, we review our lease amount annually and make adjustments based on operating costs, property taxes, and market conditions. When increases do occur, we always provide proper written notice in compliance with state and local laws.
We’d be sad to see you go, but we understand that life happens. We do have some guidelines we ask sellers to follow just so we can maintain the high standards we have for our community. In fact we help with the process to make it easy. Please contact us for details.
Residents at Woodfield pay personal property taxes which are a fraction of what typical second homeowners pay in real-estate property taxes annually.
